Holiday With A Whitsunday Yacht Charter

By Brendan Wilson

The Whitsunday Islands is a haven for those interested in chartering a yacht to venture through the islands. I have been privileged to have the opportunity to experience this beautiful region of Australia on numerous occasions. The Island group consists of 74 islands, the majority are completely uninhabited National Parks. The type of scenery you experience varies from rain forest vegetation to tall Hoop Pine forest, that are unique to the area. This tall and unusual is rumoured to have been used by Captain Cook to repair the badly damaged HMS Endeavour, which had hit a reef.

When you choose to do a Whitsunday yacht charter there are some important considerations, like the price, size and type of the yacht and the reputation of the charter company in question. Also you probably want to consider the style of yacht you wish to charter. Catamarans for example have become very popular in recent years with charterers. The fact they make a stable platform which also appeals to non-sailors make them a popular choice. Almost all of the charter companies offer catamarans in their fleets. Also these days the quality of the average charter yacht has greatly improved. Over the years no doubt people have become far more discerning about the quality of the yachts they choose.

The next thing to consider is where you wish to go during your sailing holiday. This might depend on the length of the charter. The longer the charter the more Islands and destinations you can visit. To get the most from your Whitsunday yacht charter I would strongly advise at least 5 days. Most Whitsunday charter yacht companies state 5 days as a minimum anyway, but if you can spend more time all the better. It really takes a few days to relax and get into the Whitsundays routine which holidays are all about. With our hurried lifestyles some people might have forgotten just how to relax. Take it from me relaxing in the Whitsundays comes naturally.

One of the things that makes the Whitsundays such a great location to sail are the well protected waterways offered inside the Great Barrier Reef. In the months between May and October the typically reliable South East trade winds give you near perfect sailing conditions, and typically the breeze dies out at the end of the day once you have set anchor in any one of the amazing array of anchorages on offer within the Whitsundays. Some of the most popular anchorages are, Nara Inlet on Hook Island or Cid Harbour on Whitsunday Island. Where you end up will invariably depend on wind direction and strength, but regular updates by radio from your chosen Whitsunday yacht charter company will provide you will detailed information on prevailing weather conditions and suggestions on the best spots to visit and anchor for the night.

Many people also choose to visit some of the resort Islands during their charter, to visit restaurants and perhaps enjoy some of the other resort facilities or simply replenish supplies. The Island resorts vary greatly from backpacker style resorts such as Koalas on South Molle to five star resorts such as Hayman Island. Perhaps Hamilton Island offers you an alternative with shops and accommodation to cater for most tastes and budgets. Wherever you decide to visit we are sure you will enjoy your Whitsunday yacht charter.

Hostels Now Offer Modern Day Amenities

By Brice Targil

Hostels provide lodging for the budget conscious traveler. Travelers rent a bed in a group room, sharing a bathroom down the hall. Most have a common lounge with TV and a kitchen where lodgers prepare their own meals.

No longer just for youth, many hostels now provide 2 to 4 beds per room, instead of one large sleeping room lined with bunk beds. Some even have private rooms and baths available. Most used to have lock out hours and curfews but this is rare nowadays.

Those catering to families and seniors usually offer small private rooms with private baths, like a budget hotel without the housekeeping. Guests clean up after themselves and leave the room like they found it. Most offer a kitchen where guests prepare their own meals. A private room in a hostel may cost as much as a stay in a hotel, but travelers may still save money by preparing their own food.

Most have a common lounge with TV and internet access. Some accommodate pets. To attract more travelers some now offer internet cafes, swimming pools, tour booking, car rentals and airport shuttles. Always book in advance. Lodgings do fill up.

Travelers to New Zealand and Australia, Western and Eastern Europe, Jamaica, North America, Central America, South America, Asia, Africa, and the Middle East will find a hostel available at many popular destinations. Backpackers will find lodging in or near National Parks. They can also be found near beaches, ski resorts, in cities and in or near most World Heritage sites. They vary a lot is size and atmosphere, from a farmhouse in Costa Rico, to a lighthouse on the Pacific Ocean, a restored castle in Europe, or an eighteenth century fort in Lisbon. Over 4000 hostels exist worldwide. They can be found in more than 80 countries.

If you're a private person, wanting your own place to retire to at night, this is probably not the place for you. Travelers that choose a hostel usually cite the opportunity to make friends from around the world as their reason for choosing to stay at a hostel. They vary in atmosphere and amenities so plan ahead. Decide what accommodations you need, and the atmosphere you desire. Check the rules of the lodging regarding curfew, alcohol, lights out policies, lock out policies, availability of staff. Then check online travelers reviews to be sure you've found the place you're looking for.

Do keep in mind that the social nature does add an element of risk to your stay. Hostels can't guarantee you'll enjoy the company. They can only provide an appealing atmosphere. This kind of lodging is for folks who like people and enjoy socializing with a wide variety of people.

Why Paintball Is More Exciting Than A Movie?

By Jerry Manuel

Paintball rocks my socks off. I don't say that often, but in the case of paintball I wholeheartedly love to play it. It is such a thrilling sport to play, but is it more thrilling than a movie or video game? In this article I'll briefly compare paintball vs. movies and video games.

This extreme sport is an extreme rush to play. Take the edge-of-your-seat feeling of a good action movie, subtract the violence, the explosions, the movie stars, and everything else besides the edge-of-your-seat feeling and that's how I feel when I'm playing a paintball game.

While you are trying to eliminate other players by hitting them with a paintball, you aren't trying to kill them like in war. It is a friendly competition sport and the idea is comparable to games like dodge ball, or laser tag, except instead of trying to hit opponents with a ball or laser, you are trying to tag them with a paintball.

It's awesome to watch a movie with a realistic sound system and high definition TV, or play a video game with realistic graphics and feel like you are actually in the video game, but nothing will ever replace the realism of real life experiences. I would much rather experience the action found in a paintball game in real life, then to watch a movie or play a "realistic" video game.

More people want to feel like they are experiencing what they are watching in real life. Paintball is my realistic movie and video game minus the violence and killing that is so common in movies and video games.

Paintball has scenario play for those who want to feel like they are in war, speedball play for those who want fast paced action that totally envelops you when the game is going, and recreational play for those who just want to have fun.

No movie or video game will ever surpass the excitement and thrill I experience when I'm in a paintball game. It's suspenseful and adrenaline pumping, and I would much rather play paintball than watch a movie or play a video game.

How to Choose a suitable Hotel in Killarney

For over a hundred years visitors have been coming to Killarney in Ireland to enjoy its fantastic scenery, mountains and lakes, music and culture or to engage in the many outdoor pursuits such as horse riding, fishing or golfing. Killarney has been the most visited destination in Ireland for many years.

Most of the native population of the town and surrounding area works in the tourist industry, either in hotels, restaurants, bars, shops or in transport or as guides. Catering for visitors is a huge part of life in Killarney.

There are about thirty hotels in the area, all of which are of a high standard. The grades go from 3-star to 5-star and some have up to 300 rooms. All of them provide breakfast and dining; some of them have really good restaurants serving gourmet food. All of them have bars and most of these have regular live music. Some of the bigger hotels have fully equipped gyms and leisure centres.

When you are thinking about booking a hotel some of the factors to be considered include location, pricing, rating and facilities on offer. About 10 of Killarney's hotels are in the town centre adjacent to all the amenities including shops, bars and restaurants. The remainder are all within about one mile of the town centre which is walkable for most people. For those too tired after a night on the town there is a very efficient taxi service available. Visitors who drink alcohol should not drive - the local police enforce the drink-driving laws quite strictly.

There is very good value to be found in three and four-star hotels. The five star hotels are reasonable by international standards and offer facilities and luxury unequalled anywhere.

Most hotels in the area have good child facilities and will serve special children's meals and they also have a selection of family rooms. Many have creches and child-minding facilities as wells entertainment for kids. Pets are allowed in a few hotels. All these details can be checked on the booking website.

The busiest time of year in Killarney is Summertime as the weather allows for more outdoor activities and there are more events happening. Hotels are often fully booked during this time and anyone intending to visit in Summer should book well ahead of time. Visitors to major events in the INEC should also book in advance as accommodation can be difficult to get at short notice.

If all hotels are booked out or if you want to get slightly cheaper accommodation then Killarney has hundreds of Bed and breakfast accommodations. These are smaller and more personal than hotels but usually offer good food but no alcohol.

You can check the location, grade, price and facilities of Killarney Hotels and Killarney Bed and Breakfast at Stay in Kerry Website

Avoid the Headache of a Bad Hotel by Reading Reviews

By Robert Nickel

The very nature of marketing is to promote the best aspects of any establishment or business in order to win the attention and patronage of the public. Any hotel can be presented in such a way in its own promotional materials as to make it look like a beautiful, comfortable haven worth every penny of the room charges, occupancy taxes, and gratuity fees.

The photographs presented on the hotel's website, in its brochures and among its listings with various travel services are strategically chosen to market the very best visual aspects of the facilities and services the hotel provides to visitors. While these photographs can be truly representative of the entire grounds and accommodations offered by the hotel, they may also be only the very best views of a less-than-adequate business.

Too often tourists arrive at their hotels only to find that the majority of the facilities don't match up to the few images to which they had been privy when booking their accommodations. Don't be disappointed by your hotel decor or comfort level. Be sure to read reviews of the hotel posted by past visitors.

Reading the promotional materials of hotels and resorts will lead you to believe that each and every hotel out there is the very best available. Hotels promote themselves as providing the most comfortable accommodations, the most beautiful grounds and guest rooms, the very best customer service, and the most delicious and affordable room service or on-site dining.

The reality is that not every hotel can be as good as marketing materials would have you believe. Too often you will only discover this fact after arriving at a hotel and beginning your vacation or business trip.

Don't be disappointed by the hotel staffs' dedication to quality service. Don't find that the hotel is actually understaffed and does not have the ability to meet the needs of all its guests. Don't get stuck with a hefty hotel bill for sub-par service and poor accommodations.

Find out as much as you can about the hotel before you make reservation. The very best way to accomplish this is to read reviews from previous visitors and tourism industry experts. Each type of review will provide you with different insights, all of which will benefit your decision-making process in determining which hotel will give you and your family the best possible experience while on vacation.

Finding a hotel that falls within your budget and expectation ranges can be challenging. You must be realistic about the types of accommodations and services that will be offered within your budget range. If you have a lean vacation budget, you may need to be satisfied with a less posh, more affordable hotel.

Just because it's a budget hotel doesn't mean that it has to be seedy, unattractive or uncomfortable. Finding hotels within a particular budget range that are beautiful, comfortable, and affordable is often best achieved through reading the reviews of previous visitors.

Other individuals who traveled on a budget are a great resource for quality hotel information. These people will be able to give you an honest and realistic image of what their hotel experiences were like. You'll be able to find out what the rooms really offer, how the hotel staff treats guests, and what the dining amenities are like.

Knowing if other visitors were satisfied with their entire hotel stay can help you decide if the hotel is right for you. Learning where the hotel's weaknesses lie can help you determine if those weaknesses are acceptable for the price or if they are deal-breakers. Sometimes hotel reviews can point out weaknesses in particular hotels that you will find completely acceptable, especially when the room prices are truly a bargain.

Professional reviews from tourism industry experts can give you insight into aspects of the hotel's accommodations, amenities and operations that individual tourists may not document in their personal reviews. Those who work within the industry are more accustomed to providing details on all the various aspects of hotels that tourists find important.

What may be important to an individual traveler may not be at all important to another individual. Reading the reviews of individual travelers is a good idea but surveying tourism industry reviews is also recommended. By combining the information gleaned from both sources, you will get a more realistic, all-encompassing view of the facilities and services provided by each hotel that you're considering.

Requirements For A Great 4WD Holiday

By Byron Jonas

One can have a huge amount of fun with a 4WD holiday. If you and your loved ones are fond of the outdoors, there are not many things as satisfying as spending a number of days far away from the hectic life of the city in a location where can you breathe clean, fresh air.

The way to get going is of course to buy yourself a 4WD. There's no need to buy a brand new one. In fact, if you plan to take it into the wild often, it's really not a good idea to buy a new 4WD costing more than your house, since it will go through a lot of wear and tear quite quickly.

After that it's a good idea to join a 4WD club. There are no doubt such a club near you. This way you will get to learn the ropes from people with a lot more experience than you. It's also much more interesting to share the outdoors with people who think like you than to go all on your own.

Very often your 4WD trips will be into virgin country, where there will definitely not be a hotel or restaurant anywhere near. That means you have to arm yourself with the right equipment. Get a respectable quality tent that is able to withstand all the weather conditions you are likely to encounter on your trip. Your sleeping gear is also very important: A comfortable sleeping bag and a good quality camping mattress will go a long way to make sure that you have a good night's rest.

Since there won't be any restaurants in the vicinity, you will need to bring along the right equipment to prepare your own meals as well. A gas cylinder, a small gas stove and all the cooking utensils you will need are essential.

The right kind of clothing for the outdoors is also important. Take clothes for all weather types, especially if you will be venturing into the mountains. Weather there can often change without any warning. Tough yet comfortable clothing is a good idea in this regard.

4WD clubs have regular outings where they go on trips of different durations. A a novice, it's probably best to start off with a weekend trip to a location not too far from home. This will give you the opportunity to find out what you have forgotten to buy and to learn the basics of 4WD trips without too much stress.

Not many people will ever be able to experience the outdoors the way you can during a 4WD holiday. You will see places an ordinary motorist never will - places of uncommon beauty. There is one thing that you should always remember on a 4WD trip though: be a responsible driver. A 4WD can cause a lot of damage to sensitive terrain in the wrong hands. Enjoy your time, but try to always leave the area in a better condition than you found it. This way those who visit after you have left will also be able to enjoy it.

An Exhilarating Safari Trip to the Exotic African Wilderness Is the Best Honeymoon in the World

By Monty Klein

Swahili is one of the major and oldest languages in Africa, and from this language comes the word "safari," which means "journey." Specifically it denotes a long journey over a fertile vast land that encompasses the national parks of the African wilderness to get a close encounter with wildlife. Many people have the notion that journeying into the jungles of Africa is fraught with rough and difficult terrain and danger as you come close to the most untamed animals in the continent. That is not true as there are lodges and other accommodations offering world-class services catering to the needs of vacationers who would like to enjoy the magnificent environment.

Going on a safari could be considered the best honeymoon in the world. After months of grueling preparations for the wedding, it is only but fitting that lovers reward themselves with an exotic holiday at the wilderness of Africa. Most honeymoons are spent on beaches, where lovers enjoy the white sand, ride the big waves, and taste some delectable food. This kind of adventure, however, cannot match the thrill of a safari experience. That is why more couples are enticed to try this new way of defining honeymoon. The majestic skies, both during day and night, are a sight to revel and behold.

An African safari is known for the chance this journey offers to tourists to get in close contact with innumerable animals. What makes these animals a must-see is that they are not the ones a person would usually see in the neighborhood. They are not made pets as they are not normally domesticated and tamed. They are wild because of the fact that they live in their natural habitats, and a person gets to observe at close range their natural behaviors, which could range from sheer aggression to their enemies to loving affection to their offspring. Having to see this is simply the best honeymoon in the world a new couple could ever spend.

Aside from the wild animals, the environment is just as scenic. Here one can site vegetation that cannot be seen anywhere else. This could range from strong trees that lions, tigers, and other animals climb to rest after a nourishing meal. Tall grasses are also plentiful here, where the same animals take cover and prowl as they spy their prey. The territory is also blessed with lush meadows and plains where grass-eating animals forage, generally in large herds. Crystal clear waters also ripple along the zigzag rivers and streams.

A honeymoon is really a moment a twosome should get away from the fast-paced life and escape into the natural world, where everything is dissimilar from the world they live in. This is the best honeymoon in the world in that this different encounter can only be enjoyed in the African wild. And when lovers go home to the real world, they are revitalized and animated and prepared to take the challenges as a twosome. When they leave, they will bring with them happy memories and great times, which must strengthen their intimacy as partners in life.

Quick Ideas To Have A Great Vacation Break

By Lindsay Johnson

Ah, vacation time. A time to spend quality family time and relax from the daily grind. So, are you ready to plan for your dream vacation? You know, the vacation that runs smoothly and isn't totally stressful? Here are a few tips to help make this vacation one you and your family will remember for a life time.

1. There is nothing worse than having to search all over the house for airline tickets or maps. Put everything in one place so that you have no trouble finding it. Maybe put it in a bright colored folder with the name of your vacation spot on the front.

2. Start now thinking about what types of clothes you will need. Think about your vacation spot carefully. Will it be very warm or cool? If you are going to the beach, you probably don't want your boots and fur parkas. Tee shirts and shorts might be a tad more appropriate. Likewise, if you are going to Alaska, you might want something a little more than just a jacket and flip flops.

3. There are many travel packing lists. Some destinations provide these. This will help keep unpleasant surprises at bay. You would be wise to keep this in your file of papers for your trip.

4. If your children are old enough, you can get them to pack their own bags. Make sure you oversee this so that nothing important is forgotten. It is a good idea to make sure the bag is light enough for them to carry. If they packed the bag with all their stuff, they will likely feel very possessive of it and want to carry it. Add some CD's, card games, and other travel items to keep them from getting to bored.

5. Back packs. Ah, the convenience. Place medicine and other things you might need during your actual trip and you will be miles ahead. Make sure it doesn't get packed away out of reach.

6. The early bird gets the worm. So the saying goes, and this is often true in vacations. However, if you like a little spontaneity, you can wait for cancellations and see if you get better rates.

7. Finally, if you know you will be traveling to a destination that doesn't accept American money in all exchanges, be prepared to trade money and know the value of what you are doing.

Reasons You Should Buy A Quality Towbar, Not A Cheap One

By Damian Papworth

On a recent family camping trip, we decided to go "luxury". So instead of packing tents, we hired a caravan. Almost belatedly I realised I'd need to get a towbar fitted to the jeep. (This was actually an accessory I'd wanted for ages, I just needed a good enough reason to convince my wife it was necessary)

So I made my way down to All Vehicle Accessories (AVA) in Thomastown to get a cheap towbar installed. The cheaper it was the better it was as far as I was concerned. After all, we were about to go on holiday and I wanted to use my spending money there. Luckily for me, the guys at AVA were professional enough to talk me out of using price as a means of discriminating when choosing a towbar.

They were actually pretty good about it. What they did was show me the nominal cost increments between cheap and expensive towbars. They pointed out that this piece of equipment was all that was protecting whatever it was I was towing. In my case, obviously I wanted to tow the caravan on the trip we were taking. But I also intended buying some bike racks as my wife loves triathlon. Bike racks would be really helpful on those early morning trips into the hills for a training session.

From there is was a simple comparison of the increments (between cheap and quality) with the prices of the items the towbar was looking after. So between the two bikes we own, there is about $6,000 worth of equipment to start with.

I had no idea how much caravans cost to buy so I had to look it up. Boy they are expensive. The cheapest I could find was $5000 and I have to say, it was pretty ordinary. I found many nice ones well in excess of $100,000. That's a crazy lot of money to trust to a cheap towbar.

The conversation really changed my opinion on the type of towbar I needed. When you really start thinking about the value of the goods you are towing, from bikes, to caravans, to boats, its a bit silly scrimping and saving on the only piece of equipment that is holding it to the vehicle. Its certainly a risk I decided not to take. I'd upgraded my preferences on quality lines. Instead of going cheap I decided I wanted as robust and safe a towbar I could get.

Having a better idea of what I was looking for made the product choice a little bit easier. For example, did you know that Hayman Reece are the only towbar that comes with a lifetime warranty anywhere in Australia. Personally I think this speaks volumes for the quality of their products. They are clearly the only brand which fully trusts their own product. The great thing about Hayman Reece towbars too ,are the accessories you can get with them. They have accessories which make their towbars safer and work better with your vehicle.

To start with, they have a Weight Distribution Hitch which will take the extra money you spent on the towbar and hitch, and put it right back into your pocket with fuel savings. That's right, it makes the trailer work better with your vehicle. It does this by reducing the ball weight on the towbar and therefore drag. Less drag means your vehicle drives easier, giving it better efficiency and a lower consumption of fuel. Sometimes you just need to spend a bit to save.

They also sell this cool gadget called Sway Control. It basically keeps whatever you are pulling on the straight and narrow, despite high winds, trucks coming the other way etc. Have you ever seen those retired people who are pulling a caravan behind them when a truck drives past the other way. Have you ever seen how much their caravan swerves all over the road when this happens due to the blast of air. The sway control stops this happening to you, making for a safer and once again, more efficient trip. This is very important to me given my family will be sitting next to me in the Jeep.

I have to thank the guys at AVA for their help on this one. They gave me perspective, an understanding that finding the cheapest towbar is probably not the cheapest way to tow and ensured my tow set up was as safe as it could be. What more could you ask for?

How To Safeguard Your Kids From Possible Dangers From Skating

By Leon Cage

Those shoes with the wheels in the heels are dangerous. That's the problem. The kids wear those things in stores and on the streets and they have no regard for the older folks who might want to shop without jumping out of the way every five seconds.

The wheeled sneakers are far from safe, in spite of what you may think. The practice of "heeling," as it is known to those who do it, is slow enough that most kids don't wear safety gear, but it's fast enough that a kids can break a wrist bone, or worse, from one fall.

These kids are almost begging for a brain injury. Just imagine, skidding around on wheels in your heels and no helmet to protect your cranium.

Speed is the just the start of the problem. You just simply can't steer effectively in these things. With one wheel per foot, you can't move around in time to avoid unforeseen obstacles.

The most common injuries are broken bones and sprained joints. These shoes may seem simple, but they can cause some serious damage. A simple fall can easily hurt someone whose automatic reaction is to stick out his or her arms. Broken bones follow.

Another thing to think about before you shell out for these death shoes. Just watch the next time you see some youngsters wheeling around in their silly wheeled shoes. Especially watch the younger children and especially in crowded situations.

Kids don't know enough to be careful when on the wheeled shoes. It's not their fault.

Crowds just can't move fast enough to get out of the way of these wheeled youngsters, and the kids may not have enough control to keep themselves safe, let alone the people around them in the mall on park.

The shoes may be innocuous, but they are death on wheels waiting to happen. Like with anything, you should weigh the odds before you make a decision.

By Dominic Hennes

Few European countries have as many exciting holiday options available as Turkey. This country, which is well balanced between Western and Oriental influences, has a long and rugged Mediterranean coast with deep, blue water. Turkey is also an ancient country with thousands of years of history, which means that today visitors can explore a wealth of archaeological sites. However, with so much on offer it is easy to tailor holidays to one's own preferences and combine outdoor adventures with cultural day trips and relaxing on the beach.

Istanbul is the old and new capital of Turkey situated right at the border of East and West. The city is over two thousand years old and has gone through many ages and been known by many different names. Today Istanbul is a vibrant and modern city with a wealth of historical sites such as the Topkapi and Dolmabahe Palaces, both former residences of the Sultan's of the Ottoman Empire. However, the most beautiful building in Istanbul is certainly the Hagia Sophia, a majestic church, which was converted into a mosque in the 15th century. Other tourist attractions include the Spice Bazaar and boat trips across the Bosporus.

Before or after other activities visitors often relax on Turkey's sunny Mediterranean coast. 300 days per year the sun shines onto the clear, blue Mediterranean Sea. For specialized activity holidays visitors come to Kas on the southern coast. This small finishing village offers a good base for water sports as well as the Taurus Mountains. The route is well marked and leads through rugged coastal landscapes as well as part of the hinterland. Turkey is also a good destination for road cyclists or mountain bikers as long as one avoids the hot summer months.

A very relaxing way to spend your holidays in Turkey is to book a cabin on a traditional wooden two-masted sailing boat called a Gulet. Cruises allow for plenty of swimming, wind surfing and snorkelling as well as trips inland to see some of the spectacular archaeological sites.

Whatever your preference, whether it is for sightseeing, outdoor adventures, water sports or simply relaxing and enjoying its generous Mediterranean hospitality, Turkey is a rewarding holiday destination

Days of yore and development of the little town Hoquiam Castle

By Brett Spencer

Real estate developers are very knowledgeable about the usual 15-year and 30-year mortgage. Long-term real estate funding, as well as line of credit and mortgage financing, worked in the past and continues to work. But really, these types of financing have been used for renovation or reconstruction, not really for real estate development projects like hotel real estate development.

You might be in a state of shock if you were told that there's a substantial gap between a development project and a renovation project. Similarly, you might be surprised that long-term mortgage financing may not necessarily work as well as real estate development financing. Each has its own function and purpose. As player in the industry, you might think you know enough of the ins and outs of the trade. But you are about to find out something you've probably never heard about before.

With a mortgage financing, you are acquiring a property for the long-term, say 15 to 30 years. The property here can be a parcel of land, an apartment unit, or a residential building, which you intend to use, lease or sell in the future. With real estate development financing, you are getting funds for a development project, which comprises two parts: land and building plans.

Take for instance a hotel development project. Once the development project is completed, the aim is to sell all of it and use the proceeds to repay the loan. Now, if you want to retain ownership of certain parts of the hotel real estate development project, your option is to pay in full the development loan and then get a mortgage loan for the part you want to own long-term.

You'll make it certain that the project generates a profit, which you can have in the form of cash or equity in the project. Realizing profit in cash is a fine way of minimizing taxes, but you have to consult existing taxation laws to verify this. Also, don't forget to manage your mortgage loan properly, to assure your continued ownership in the project.

With all this information, it follows that you can tell one type of project from the other and one type of financing form the other. As a refresher, if you plan for property renovation or acquisition that you want to own for the long-term, obtain a mortgage loan. For development projects that you'll eventually sell for a profit, get a development financing.

If you apply for development loan, always remember that you're requesting funds for both land acquisition and building construction. With this in mind, you will need to do some paperwork regarding your development project. Development plans, cost estimates, and feasibility report are just some of the documents you have to prepare for approval.

Don't be like some real estate developers who mistakenly obtained mortgage financing for their development projects. A hotel real estate development project or any other development project for that matter, is best funded with real estate development financing, not mortgage financing. Remember that so you won't have to pay unnecessarily for loan cancellation or refinancing.

Real Estate Prices For Homes, Hotels And Apartments In Rio De Janeiro Are Skyrocketing.

By Cibele Matos

Carnival, the mesmerizing gyrations of Samba, the amazing sultry beaches along with the commonly outgoing Brazilian lifestyle aren't the sole purposes why most people would like to visit or perhaps live in Brazil, the real estate market, especially in Rio de Janeiro, Copacabana, Ipanema, Leblon, Botafogo and Barra de Tijuca is growing big time. Real estate prices for both homes and apartments within the Marvelous City are increasing.

The Brazil economy is growing at a solid pace thanks to its abundance of commodities such as Oil, precious metals, coffee as well as various other emerging business markets. The Bovespa has been quickly increasing ever since the crisis in the Untied States. For this reason, the middle class segment has been widening and those individuals are in the market and able to afford property. In the past, the interest rates were very high and financial loans were not as easy to come by but because the selic rate has been brought back to an appealing level for borrowing money, this has added to the growth.

Financial institutions are approving home mortgages at an unprecedented rate and even though the real estate markets within countries such as the Usa and England have been in a major record level slump, the rising market of Brazil is seeing powerful fiscal times. And because Brazil is the 8th biggest economy in the world and is exhibiting no indications of letting up, purchasing a home or apartamento there is a dependable and stable investment.

Market trends for rental property has additionally been a fabulous reason to buy property in South america. Their tourism has never been stronger, especially in Rio de Janeiro and with the nation prepared to host the World Cup in 2014 and also Olympic games in 2016, the national infrastructure will experience massive renovations and tourism will simply get better. Which signifies if you're renting apartamento to business travelers or households on holiday, vacancies will probably be rare and you will end up getting top dollar leasing prices.

You can't disregard the studies with regards to considering the purchase of a house or apartamento in Rio de Janeiro or South america overall. In the past 8 years, over twenty million Brazilians have improved their circumstances and have been removed out of poverty. Put together that with high demand and small supply (Brazil has about five million fewer housing units than it requires), you will have a formula for ongoing development and expansion. Despite having brand-new high rise complexes being constructed at a record level, demand continues to be outpacing supply. The Brazilian banking institution Caixa Economica said this year it expects mortgage loan financing to jump to $42 billion in 2010, up from $28 billion last year.

Individuals are stating that Brazil is incredibly much like what the United states was at the 1950's and 60's. Right now there is a massive amount of progress happening and with lots of space still available for persisted growth, the real estate market is mostly untapped.

Keeping Your Small Weapon Secure Using A Handgun Safe

By Dina Salazar

Gun safety should always be important to everyone, regardless of the reason. They may want to protect their home and family or they may just want to keep their hunting equipment out of the hands of their curious children. Whatever the reason, it should always be taken very seriously and any pistols or small weapons should be kept in a handgun safe, while all rifles, shotguns and other very large weapons should be locked away in a nice tall gun cabinet.

Small pistols are often shaped differently and are good for low range fighting or hunting. One on one combat often relies on these smaller weapons. The military often uses small weapons for control purposes. The government supplies its soldiers with pistols along with the heavier, larger weapons. Hunters use both pistols and rifles, while still utilizing bows, crossbows and other types of weapons.

Someone who has even one pistol in their home should take advantage of gun cabinets and safes. If they have more than one, they should absolutely keep them locked away from prying hands, unruly pets or undesirable people coming in their home.

Educate yourself before you choose to buy a gun. Find out what would be best for you, what kind of recoil you want to have, whether or not you want an automatic or not. There are myriads of guns to choose from.

Each country has different laws that concern the use and carrying of weapons, large and small. In some areas, people feel it is a common sight to see a hunter walking through a grocery store with a rifle over his shoulder.

Violating any gun laws will have you arrested and your right to carry a firearm will be removed. Hunters and other gun enthusiasts do not want this to happen, so it is always important to stay safe and follow the gun laws.

Anyone who owns a gun must take responsibility for it. They should always purchase a handgun safe for their smaller weapons and a gun cabinet for the large ones. It does not have to be pretty but it does need to lock. This is the only way to keep out children and undesirable people. Children should be taught respect for all weapons.

Ireland Voted Top Destination for 2011

According to Frommer's, one of the world's top Destination Guides, Ireland has been voted top destination for 2011. Here is what Frommer's says:
'Last year's favorite Paris was beat out this year by the very tourist-friendly nation of Ireland. During the nominations process, supporters told us why they were putting the Emerald Isle on their wish lists for the following year:

* "The rugged beauty of the island and its historic past enchant me."
* "I have family there. But I also love being out in the country, rambling around, exploring megalithic sites, and having tea in small shops. Love it all."
* "Beer, castles, lush landscapes, and small enough to explore via bicycle or car."
* "Love the scenery, love the people. Had an excellent time when I was last there, but need more time."
* "A magical destination in nearly every way."

Also, Ireland was rated as the Most Popular Destination of 2010 at a travel awards ceremony in Shanghai. World Travel Awards is organised by the Oriental Morning Post, a daily newspaper with about 400,000 readers. The winners are voted by the paper's readers as well as travel experts from around China. This is good news for the Irish tourism industry which has seen a sharp decline in visitors to the country over the past few years. The number of visitors to Ireland fell to a record low in 2010.
Susan Li of Tourism Ireland said she was confident the honour would further enhance the reputation of the country and help to attract more visitors from China.
Tourism Ireland also picked up an award for the Most Creative Destination by The Global Times at the Most Popular Outbound Destinations Awards 2010 in Beijing.

Dublin Overnight says: The popularity of Ireland in China and elsewhere could mean many more tourists to Ireland but the issuing of tourist visas to travellers from Asia should be made easier and faster as difficulties in obtaining visas is often cited as an obstacle to Asians coming here on vacation.

Is Majorca A Clubbing Island, Family Island Or Both?!

By Andre M. Ortiz

Like many Mediterranean islands, Majorca is sort of split into two, where the south of island is home to lively resorts, and the north to quieter, more rural ones. Majorca is often better known for being a party holiday destination for young adults, but it's much more than that and now caters for families as well.

Majorca is the largest Spanish island, and because of it's size, it able to accommodate a range of different tourists and their holiday needs. Noth youg aprty goes and familiesi alike enjoy holidaying on the island because of its good weather; during the summer months of June-September the weather averages at 25-29C. However, there is more to Majorca than sunny days.

Palma, the capital of Majorca, lies to the south of the island on the coast, and is where the main international airport is located. Home to many of the islands biggest and best bars and clubs, it is also the cultural home of the island, with plenty of museums and galleries for families to explore. Perhaps even more exciting for families, children can join one of the tours which bring the island's spooky myths and legends to life.

Many families prefer to holiday to the north of island where more and more family orientated resorts are situated. With the Club 18-30s types dotted towards more southern and western resorts, the north is much more relaxed and picturesque, with the main family resort in the north being Alcudia. This family-friendly resort offers children and parents alike a wide range of activities to enjoy, including water parks (see Alcudia Hidropark), crazy golf courses, go-kart tracks and lots of beaches for the family to play on.

The east coast again offers plenty for families to do, with the resort of Callo Millor a family favourite. The resort not only has plenty of beaches and coves for kids to explore, but the area is also popular for cycle hire to encourage families to explore the area further. There is also a zoo safari for that real exotic adventure. Majorca's increasing appeal to families has meant that almost all hotels now cater for the family holiday makers who choose to visit the island, with many offering baby and day care, and even discounts for single parent families. All in all, Majorca is now just as much about partying as it is about providing affordable family holidays.

The Trick To Tracking Down A Low Cost Egyptian Holiday

By Rob Atherton

While there is no doubt excellent value to be found in Egypt, a lot of people do get frustrated with some of the prices of holiday packages from the various UK airports. There is excellent value to be found in the shops, bars and restaurants in the various resorts coupled with the superb year round weather, are just some of the reasons why Egypt is such a popular destination.

The primary issue is that there are simply not enough flights to Egypt and this allows prices to be kept higher than other popular European destinations. Granted that Egypt does fall into a more expensive APD (Air Passenger Duty) zone than European destinations but the flight prices dictate where you will get your holiday to Egypt for a good price or not.

When talking about flights to The Red Sea, we are talking about the main tourist destinations of Sharm el Sheikh and Hurghada. These international airports serve a lot of resorts and while there are additional flights from the United Kingdom into Cairo, Taba and Marsa Alam, the most popular international airports are Sharm el Sheikh and Hurghada.

As with any flights, when looking to save money, flexibility is the key factor. Egypt is an incredibly popular destination for families so school holidays, prices and availability can be an issue. Where possible, try to travel during term times. Historically, a number of the cheapest flight prices are in mid January with flight prices from 150GBP per person. Combined with low hotel rates, it is possible to tailor make a holiday for just about 220GBP (based on 2 sharing) but this clearly depends on the level of hotel and board basis.

The most expensive times of year are Xmas / New Year, Easter and August so if you are looking for a cheap Red Sea holiday and are flexible with your travelling dates, aim to stay clear of these busy times.

The Historic Fort In El Quseir

By Rob Atherton

When you head down the coast highway south from Hurghada and carry on for close to an hour or so, you will come to the town of El Quseir. At the centre of the town which continues to be relatively untouched by Egypt's growing holiday industry, is the Fort which dates back as far as 1571.

The Fort was initially built by Sultan Selim I at a time El Quseir was amongst the most important ports in Egypt. Together with being an essential part in trade routes, Quseir was the departure point for Hajj pilgrims on their journey to Mecca.

At the end of the 18th century, the French army under the command of Napoleon took charge of the fort and they held it until the British forced them to surrender two years later. It kick offed of a series of events that saw the British overcome Napoleon's forces in Egypt later in the year.

The British rapidly moved on and the subsequent years saw the Fort at El Quseir used as a base by Muhammad Ali Pasha in his wars against Arabia. In 1869, the Suez Canal began to operate linking the Red Sea with the Mediterranean Sea. For that reason, the strategic importance of the fort was significantly reduced. It is working life ended in 1975 immediately after many years service as a base of the Egyptian Coast Guard.

Today, the Fort at El Quseir is a modest tourist attraction for people taking a Red Sea holiday. The town itself doesn't receive many tourists and the two hotels at El Quseir are self contained resorts away from the centre. There is a modest entrance fee to gain access to the Fort which contains plenty of displays documenting it's background in addition to some pieces from the era once Italian investment came to Quseir from a phosphate company.

Travel the Spectacular Route from Sydney to Melbourne

By Cody Kolar

In Australia there are friendly and sometimes not so friendly rivalries between cities as well as regions. The most prominent of these pairs is the one which involves the two well known cities of Sydney and Melbourne. Being the two largest cities of Australia, the cause for the rivalry was due to the fact that neither of the two cities was chosen to be the Australian capital when the federation was formed in 1901, even though Sydney was the oldest city and Melbourne the largest one.

Although rugby and football are played across the country, the Rugby League (NRL) is traditionally based in Sydney while the Australian Rules Foot ball is in Melbourne. As a result the historical as well as spiritual centers of the two games still remain in Sydney and Melbourne respectively and this divide is represented by the Barassi Line.

The population in both these big cities is almost the same. In Melbourne there are 4 million people while in Sydney there are 4.4 million residents. The Conde Nast Traveler has named Sydney the best city in the whole world eight years in a row and although it may not be the Australian capital but it is the capital of finance and the media. The city of Melbourne is also the capital of sports, cultures, the arts, and fashion. While Sydney attracts the tourists internationally Melbourne attracts mostly domestic tourists.

The city of Melbourne originated 47 years after Sydney had been established. In the 1850?s there was the Victorian Gold rush that drew everyone to Melbourne and by 1865 the city was the largest in Australia. Then in the 20th century Sydney started to grow by leaps and bounds and once again beat Melbourne.

There are various ways of travelling between Sydney and Melbourne and this passageway which connects the two cities is always busy and plying. People who have time on their hands could opt for the longer 960-kilometer rail corridor which would enable them to enjoy the sights while those in a hurry with a mission or to affect timely delivery of goods should take the 870-kilometer road which bypasses many towns.

Unmindful of the rivalry as one travels along the coastline from Sydney to Melbourne or vice versa, the innumerable beaches and coves carved out by the Pacific Ocean, Tasman Sea and the Bass Strait are more than just a passing sight. They not only enamor the most oblivious tourists but are sufficiently inviting to cause a traveler to don his swimming gear and indulge in adventure sports like surfing, diving and blue water sailing. On the opposite side, the landscape is naturally endowed with mountain ranges, national parks, forests, rivers and lakes.
